MTA worked with a development entity to evaluate the possibility of converting a Historic Landmark building, currently being used as office space, into market rate lofts and apartments.

MTA developed multiple schemes based on level of reuse of the building structure. The ultimate scheme sought to maintain the existing structure other than the roof and open up select existing brick walls to provide entries to units at the center of the building, while minimally modifying the existing exterior.
A new 2 story roof top penthouse was to be added, deliberately distinguishing itself in terms of form and materials that would respectfully sit back from the existing parapet to minimize its visual impact while providing both outdoor private and shared court space. MTA worked with the City’s planning department to review the project.
